The Office of Mrs. Raaket & Mrs. Calleja, S.L. is a legal firm created in 2023 by Britta Raaket Traethaug and Désirée Calleja Jiménez to offer service to international investors in general and with the specific capacity to provide service in the native language to Scandinavians and English speakers.
Désirée Calleja Jiménez
Désirée Calleja Jiménez, Lawyer 1087 of the Orihuela Bar Association, Alicante, Spain. Graduated in Law from the Complutense University of Madrid in 1996. After an educational and professional period in the United Kingdom, she has been working as an advisor to foreign real estate investors since 2000 in Costa Blanca.
Britta Råket Træthaug
Britta Råket Træthaug has a bachelor degree from the University of Bergen, Norway, and obtained the title of sworn translator from Spanish to Norwegian by the Norwegian School of Economics in 2007. She moved to Torrevieja in 2002 and since then has dedicated herself to advising on real estate transactions, translation and interpretation.
Services
The Office offers a comprehensive legal and tax advisory service for property donations in Spain. Our team of lawyers and tax advisors will handle all aspects related to the donation, from drafting the public deed before a notary to ensuring compliance with legal requirements. Additionally, we manage the calculation and declaration of the Inheritance and Donations Tax, helping to minimize tax burdens for both donors and recipients.
In Spain, succession is carried out through a notarized process based on the deceased’s will, if one exists. The will must be signed in front of a notary and registered in the Central Registry of Last Wills. Only heirs or their legal representatives can obtain an official copy after the testator’s death.
The N.I.E. is a tax number for foreigners, both residents and non-residents, which allows them to manage affairs in Spain, but it is not an ID document nor does it grant the right to live or work in the country.
The Office offers assistance regarding the obligation of residency or not. EU/EEA citizens must show proof of employment, financial solvency, and health insurance, while non-Europeans need a residence visa.
The Office offers an efficient and cost-effective service for buying or selling properties in Spain, with over 20 years of experience on the Costa Blanca. We provide comprehensive legal advice, reviewing contracts and documents, verifying property records, and issuing reports before the signing of any agreement.
Both residents and non-residents with properties in Spain must meet their tax obligations, which can be challenging for foreigners. Even without generating income, they are required to file the Non-Resident Income Tax, based on “imputed income” for property use.
